Waterfront House

This project was designed to protect the sensitive waterfront site on which it is sited. Construction of the new home was restricted to the footprint of the existing house. A gut renovation removed insensitive additions with new construction that reinforced and strengthened the original volume of the house.

A gut renovation removed insensitive additions with new construction that reinforced and strengthened the original volume of the house.  The outdated and inefficient construction heated by oil, was replaced with a state of the art, high efficiency geothermal HVAC system, and insulated building envelope. Porches and overhangs reduce solar loading in summer while still allowing solar gain in winter. Dark pool interior promotes passive solar heating of pool water.
